outward looking

The floor plan is simple - rectangular hugging the slope and outward looking towards the view. Every room has this view.

The entire front facing side has ceiling to floor glass doors or windows with the roof sloping upwards to really open up the view. In this location its all about the view.

The entire backside is walled for privacy (access is from rear) with tall windows for cross ventilation and natural lighting.

AN EFFICIENT DESIGN PROCESS

The design process for a traditional villa is slow, expensive and time consuming.

It involves getting an architect putting your idea into drawings, then getting those drawings priced - a process which takes 3-4 months, costs 10-20K USD and requires countless hours of your time. Often only to find the design is well over budget and needs to be completely redesigned. In other words a circular process.

Our villas are pre-designed and pre-priced so from day 1, you know what it looks like, what it costs and how long it takes to build. You skip straight to the end of the process.

Most importantly this is done BEFORE you purchase the land. Not only is this entire process quicker, its cheaper.

TRUE open plan

Each room connects via a series of sliding doors, allowing guests to open it up or section it off as they want. Likewise the living and dining areas can be interchanged.

Its a social floor plan designed for families and small groups of friends with the entertaining area in the middle.

suspended above ground

Traditional houses in the tropics were often suspended above the ground to keep them cool by allowing airflow underneath. Same principle applies.

Suspending has the added benefits of (a) being a cheaper method of construction on hillsides (b) cheaper and easier to fix any electrical or plumbing issues (c) create additional storage space at very low cost (d) increase privacy (e) improve security and (f) reduce mosquitos.

FULLY EQUIPPED KITCHENS

Food is an inseparable part of the modern travel experience.

DUNIA is located away from restaurants / cafes which makes it important to deliver a good food experience as part of the broader villa experience.

Unlike hotel rooms, with villas it is nice to eat in sometimes. Especially nice villas with nice views but also if guests want to entertain some friends or are simply tired / sick. Having a fully equipped kitchen allows DUNIA to (a) prepare breakfast in villa each morning (b) provide catering services (private chef or bartender) and (c) even just plate takeaway and delivery properly.

Its not often guests on holiday want to cook themselves but at least they have the option. This applies to guests with children and special dietary requirements, such as gluten and dairy intolerances. For long stay guests, decent kitchens are essential.

The more time guests spend eating and drinking in the villa, the more user generated content (UGC) is created and more marketing exposure.

INTEGRATed with nature

Although suspended high above the ground, the colors and materials are carefully selected to help blend the villas in with their natural environment.

The landscaping is designed to grow the natural environment up and around, enveloping the villas over time. The objective is to create privacy, but attract birds and and frame the view in tropical setting.

chill zones

Concepts should naturally match locations and our location is chilled. There’s no restaurants or bars or shops, its just farms (rice, corn and tobacco). Hence a big part of the reason for coming here is to unwind and relax. Likewise the villas are designed for this mindset.

There’s sofas, lounge chairs, sun loungers and bean bags. There’s a pool and oversized deck for yoga and meditation.
