Phase 2a (2bed villas)

Comprised of Plots 11, 13, 14 and 15 in the lower part of the project.

All four Plots come bundled together with our 2bed pool villa design, infra and access.

SECURE ownership

Security of the underlying asset is the number one priority.

Especially in a property market like Indonesia, which is why we don’t allow freehold / Nominee purchases. For every investor we setup a foreign ownership company (PMA) and convert the land title to long term corporate lease (HGB). It add 5% to the purchase price but is the only secure way to own property as a foreigner.

In addition to property title it also allows buyers to all licenses, permits and bank accounts in their name. It provides a clean and tax efficient structure at time of sale and allows buyers to obtain Indonesian VISAs should they require.

With over 15 years experience buying, selling and brokering land in Lombok, Gilis and Sumbawa this is the only safe structure for foreign buyers.

 

STABILITY AND SIZES

Geotechnical surveys have been done to reconfirm soil stability. Being on a hillside, its especially important given the heavy rains every wet season (Dec-March).

Topographical surveys have been done to reconfirm size and shape on certificate. They can be resurveyed independently at time of purchase as part of the buyers Due Diligence process.

Good Geotechnical and Topographical surveys are the foundations for good engineering, which is the basis for safe structures.

 

ACCESS

Parking is centralized near the entrance to reduce internal access costs and reduce sound. DUNIA is in a very peaceful natural setting, which we want to preserve into the future.

Pedestrianised pathways lead from the carpark to each Plot, with a short set of stairs linking to the Villas. The pathway will be sealed in Phase 2 to allow for golf cart (luggage and housekeeping).

See the Masterplan for indications of accessibility but as a general rule the Plots with the least accessibility have the highest privacy and vice versa.

slopes and views

All Plots are moderately sloping and face due south directly towards the view (and sea-breeze). The Masterplan and Villa Designs are such that no Plot will obstruct the sea views of those above it.

Additionally for the lower Plots, the neighboring property below continues to fall away at a moderate slope. Such that

 

INFRASTRUCTURE

Electricity mains is 3phase, centralized in the carpark and distributed via underground cable to each villa. In Phase 2, the project will add a 130KvA++ generator for backup in the event of black out and each Villa has a voltage regulator in the event of electrical surges.

Water is pumped from 2 bores measuring 8-120m deep, centralized in the carpark and distributed via underground pipes to each villa. There are additional pumps to pressurize the pipes. In the event of problems with the bores, the water tanks can be refilled via water truck.

Wifi Internet is a reliable but slow 20-30mbps connection with a local provider. We have a Starlink application in process which will be in place before Phase 2 starts construction, providing a reliable and fast 150mbps
