SECURE ownership

Security of the underlying asset is the number one priority.

Especially in a property market like Indonesia, which is why we don’t allow freehold / Nominee purchases. For every investor we setup a foreign ownership company (PMA) and convert the land title to long term corporate lease (HGB). It add 5% to the purchase price but is the only secure way to own property as a foreigner.

It also allows the investor to hold all the licenses in their name, provide a clean structure at time of exit / sale and avoid the need for any creative accounting.

We have over 15 years experience buying, selling and brokering land in Lombok and Sumbawa.

ACCESS

All parking is centralized near the entrance. This is to reduce infrastructure costs through the project but also reduce sound. DUNIA is in a very peaceful natural setting, which we want to preserve into the future.

Pathways lead from the carpark to each Plot, with short sets of stairs linking to the Villa itself. In Phase 2 the pathway will be sealed to allow for golf cart (luggage and housekeeping).

See the Masterplan for indications of accessibility but as a general rule the Plots with the least accessibility have the highest privacy and vice versa.

topography and views

All Plots are moderately sloping and face due south directly towards the view (and sea-breeze). The Masterplan and Villa Designs are such that no Plot will obstruct the sea views of those above it.

Additionally for the lower Plots, the neighboring property below continues to fall away at a moderate slope. Such that any future structures there would impeded the views.

STABILITY AND SIZES

Geotechnical surveys have been done to reconfirm soil stability. Being on a hillside, its especially important given the heavy rains every wet season (Dec-March).

Topographical surveys have been done to reconfirm size and shape on certificate. Hillsides can be complicated with the different contours and unusual shapes.

Good surveys are the foundations for good engineering. All surveys are available upon request.

INFRASTRUCTURE

Electricity, water and Wifi are all connected and included in the price.

Electricity mains is 3phase, centralized in the carpark and distributed via underground cable to the Plot. We also have a backup generator in the event of electricity cuts.

Water is provided via a deep bores on the property, measuring 80 and 120m deep. The main storage tanks are centralized in the carpark and distributed via underground pipes to the Plot. In the event of problems with the bores, we have a local water truck supplier to back up.

Internet is a satelite based 20-30mbps connection with a local provider. However we have submitted an application for Elon Musks Starklink service and hopeful to have that in place by Dec 2024.
